Abstract of title An abstract of title refers to the condensed history of a title to a particular parcel of land. It consists of summary of the original grant and also all the following transfers and impediments that affect the property. There should be a certification from the abstractor that the history is complete and factual. In the United States, the abstract of title provides the data for the preparation of the title insurance policy for the parcel of land that is in question. Many people confuse an abstract of title from an opinion of title. But an abstract of title is different from an opinion of title. The former states that all the public record documents in relation to the property in question are contained therein. Many jurisdictions define the giving of an opinion of title as the legal practice. So it will not be legal for a non- attorney to give opinion of title. More terms explained |
